The written short answer is being updated after a re-evaluation. The scores below are current.

Read this comparison as one judge. Each weighs the same scores by what they care about.

The WEG Administrator

Manages forty communities and personally carries the duties the WEG places on the Verwalter. Wants the statutory year — Wirtschaftsplan, Jahresabrechnung, Versammlung, Beschluss-Sammlung — discharged inside one system. Judges a product by the March settlement run, not the demo.

Criterion by criterion

Wirtschaftsplan, Jahresabrechnung & Rücklage

Condomana

Wirtschaftsplan with computed per-unit Hausgeld and a Jahresabrechnung drafted from the year's bookings, apportioned by keys and frozen on approval, Sonderumlagen included — that clears the mid anchor. But the evidence is silent on the Rücklage as separately-booked trust money, on HeizkostenV apportionment, the Vermögensbericht, the BGH Abrechnungsspitze and dunning of Hausgeld arrears — the things my March run actually turns on.

etg24

The captured pages show Wirtschaftspläne and Abrechnungen only as documents delivered to owners through the app, plus a receipt-checking module and accounting document categories with fiscal-year assignment — I found no public information on producing the settlement in the system, on distribution keys, or on separate handling of the Rücklage. For my March run the statutory arithmetic would still have to live outside this product.

Eigentümerversammlung & Beschluss-Sammlung

Condomana

The Abstimmungs-Engine carries each agenda item's basis (per head or by ownership share) and computes the result, and the Beschlusssammlung is gapless, append-only, with challenges and corrections annotated rather than overwritten — genuine § 24 (7) behaviour. What I do not see: invitations respecting the notice period, proxy and attendance recording, or minutes generated from the votes.

etg24

This is where the product earns its keep: agenda items entered with resolution text, voting weight and majority requirement, votes weighted by Kopfprinzip, Miteigentumsanteile or units, hybrid meetings with QR-code admission, proxies handled in the portal and the protocol generated in the system, with the Beschlusssammlung kept in its own menu including court decisions. The Umlaufverfahren runs with its own legal rules under § 23 Abs. 3 WEG and includes postal voters via a print function; I found no public information on flagging contested resolutions within the challenge period or on exporting the register as evidence.

Owner & tenant self-service

Condomana

Per-owner document scoping, defect reports with photo and status everyone can see, announcements per building, and tenants invited in by their landlord — the visibility separation is right. But there is no evidence owners see their own statements, arrears or meeting papers in the portal, let alone an access log discharging the Einsichtsrecht.

etg24

Personal documents sit at contract level so only the parties to the contract see them, owners, tenants, advisory boards and contractors each get round-the-clock portal or app access, and a defect report can carry a smartphone photo through a structured form with status updates on ongoing matters. Voting and current circular resolutions run in the same portal, which is exactly the correspondence I want off my desk. I found no public information on arrears or consumption figures being shown live per unit.

Maintenance, defects & contractors

Condomana

Defects run from open to done with photos and a forward-only timeline I could stand behind, contractor assignment, and recurring maintenance that raises its own ticket at due date — mobile and offline included. No evidence of statutory inspections with stored proof, Gewährleistung tracking, or costs allocated back to the plan's accounts.

etg24

Defect intake is structured — predefined request forms, photo attachment from the phone — and there is case processing, task management and an app function for property inspections, with contractors reachable as portal users. I found no public information on a recurring maintenance calendar, on work orders to trades, or on warranty-period and statutory-inspection tracking, which is what I need before the lift and fire-safety inspections come due.

Documents, retention & handover

Condomana

Full-text search filed per building and unit, per-owner permissions, ten-year retention stated on the § 257 HGB / § 147 AO basis, and a vollständiger CSV-Export with no automatic renewal. But a CSV is data, not a handover package: version history, document export in open formats and a successor-loadable Übergabe are unevidenced.

etg24

The archive is genuinely structured — object, unit and contract levels, predefined categories with sub-markers, bulk upload auto-assigned to the right units, fiscal-year assignment for accounting — and the handover of all entered data for a managed object to a Nachverwalter is described as a feature, which is rare and matters to me. I found no public information on version history, on retention periods being executed, or on the format of the handover export a successor could actually load.

European sovereignty

Condomana

The imprint and privacy policy give me what the pipeline marked unknown: nelo digitalagentur GmbH & Co KG at AG Ulm, Hetzner in Gunzenhausen, EU-only servers, AI processing exclusively in the EU under an Art. 28 AVV with no model training, and the sole non-EU processor is Buffer in San Francisco publishing social posts — community records never touch it. The AI-Auftragsverarbeiter is engaged but unnamed, ownership and certification are unstated, so I stop short of the full anchor.

etg24

The imprint names a German GmbH with a Mannheim commercial register entry, so the contracting counterparty is domestic. Beyond that I found no public information on where community data is hosted or on a complete subprocessor list — the privacy policy names Pipedrive and references Google — and the policy itself warns that tools from the US may transfer data without an EU-comparable level of protection.

Pricing transparency

Condomana

Ten euros per unit per year plus VAT, parking and storage at a quarter of that, unlimited users with invited owners always free, everything in one tier with no locked stages — and the two worked examples (24 units/240 €, 120 units/1,200 €) let me compute my forty communities' invoice on the back of an envelope. Only the bespoke migration service for large portfolios is unpriced, and no exit or export fee is stated outright.

etg24

Three named versions and a three-month free Basis tier are public, and the vendor states that a price page exists, but I found no public information on figures for Pro or Enterprise, on per-unit arithmetic, minimum terms, setup or VAT treatment — so I cannot compute a year's cost for my forty communities from these pages. The 18 to 40 Euro per unit figure quoted on the WEG page is expressly a market cost, not an etg24 price.
